Obtaining an extract from the register of property rights to immovable property may seem like a simple process at first glance, but as always there are many factors which, if you are unaware of them, will prevent you from completing it on the first try. You risk wasting a lot of time that could be used for something useful.
Obtaining an extract from the State Registration Service is possible only provided that you are already registered in the State Registration Service database. If not, you must first register your property in UkrStateRegister.
Given the significant changes in legislation regarding the rules for registering property rights, its effect does not apply to the extract from the register, which is issued immediately following the registration of rights.
An extract from the register of property rights to immovable property is issued on the basis of an application drawn up in the form approved by the Ministry of Justice, and only to those persons who have such a right under the law, confirming this fact with the relevant documents.
When arranging the purchase and sale or donation of property, it was previously necessary to provide a document such as the BTI characteristic certificate. Now all information necessary for the transaction is contained in the state register, and is therefore confirmed by extracts and statements.
Required documents:
- A document confirming ownership (purchase-sale agreement, deed of gift, certificate of title, etc.).
- Technical passport (technical documentation for the property).
- Copy of the owner’s passport and tax identification code.
