Technical inspection of buildings and structures involves determining the current condition of the real estate object by identifying existing defects and damages. At the same time, thanks to the technical inspection of structural elements, it is possible to forecast the further development of defects and their impact on the overall condition of the building in the future.

The examination of the technical condition of buildings should cover all components of the structures: the foundation, walls, floors and ceilings, the roof, and utilities. That is why this process requires deep knowledge in construction and experience in conducting such procedures; it cannot be superficial or cursory.

The time required for inspection by our company’s representatives depends on the volume of premises that need to be assessed and the presence of hard-to-reach or hazardous areas. To document the technical condition of the building, it is photographed and videotaped using photo and video equipment.

A technical examination may be carried out at the initiative of the building owner or due to legal requirements that arise in certain situations. For example:

  • In order to legalize an unauthorized construction. This requirement is quite logical because the house was built without an approved design, and therefore construction norms and standards may not have been observed during its erection, which can lead to sudden collapse.
  • To carry out reconstruction or major repairs of the building. It is initially necessary to establish the extent of the damage, and only on the basis of the obtained data develop a reconstruction project.
  • To begin repairs of a property that has been damaged by an accident or disaster. During the inspection a conclusion is made about the possibility of restoring the building and its safety.

Upon completion of the inspection, a technical condition report is prepared, which records the condition of the building and provides recommendations on ways to repair the damage. Licenses confirming the right to carry out activities in this field in Ukraine are attached to the report prepared by our company’s employees.
