Consolidation of land plots.

Sometimes there are situations when you need to sell only part of your land plot or gift equal parts of a plot to several relatives. In such cases, it is necessary to divide the land plot.

A division can be carried out only if there are technical and legal grounds for it.

That is, the division of a plot or the allocation of a part can only be carried out by the landowner who has a title document and a certificate of state registration of ownership rights.

The main condition for a division is obtaining independent land plots with free access to them. In practice, many disputes arise over newly established boundaries. Often it is impossible to divide in such a way that all created plots have free access or the possibility to connect to utilities. It becomes necessary to conclude land easement agreements.

All these conditions are taken into account when preparing land management technical documentation.

Then the new plots are registered, recorded in the State Land Cadastre, and assigned cadastral numbers. State registration of ownership rights is carried out for each individual plot.

There are cases when the owner of a land plot buys one or several neighboring plots. Then, for the convenience of further management, the procedure of combining the land plots into one is carried out. Such consolidation is possible if the plots share common borders and have the same designated use, and the ownership rights to each of them are registered in accordance with the law. As with the division of land plots, after consolidation the object is assigned a new cadastral number and it undergoes state registration of ownership rights again.

The following documents are submitted to carry out the division or consolidation of a plot:

  • a notarized application for division or consolidation of land plots from the owner;
  • a copy of the passport and identification code;
  • a copy of the certificate of state registration and a certificate from statistics (for a legal entity);
  • a copy of the title document.
