Messenger Application for Issuance of a Cadastral Certificate on Normative Monetary Valuation
Depending on its purpose, a normative monetary valuation of land or an expert monetary valuation may be carried out. If it is necessary to sell or lease a land plot, you should first determine the price. In such cases, an expert monetary valuation is used. When conducting an expert valuation, the method of comparing prices of already sold plots with similar characteristics is often used.
The purpose of conducting a normative monetary valuation of land is to create a tax base in the field of land relations. The size of the land tax and rent, as well as the development of a mechanism for productive use of land resources, can be determined based on the valuation results.
The methods used in conducting a normative monetary valuation depend on the affiliation to a particular territorial unit, the category of land, and its designated use. These indicators also determine the frequency of the valuation.
The need to carry out a normative valuation is enshrined in the Land Code, the Law of Ukraine “On Land Valuation”, and the regulatory legal acts of the State Land Committee (Goskomzem).
The results of the conducted expert examination are recorded in technical documentation and reflected in the land cadastre.
Subsequently, the data of the normative monetary expert examination can be obtained from the State Land Committee (Goskomzem) in the form of an extract from the technical documentation.
An extract from the technical documentation regarding the normative monetary expert examination of a land plot is provided to the owners or users of such a plot (individuals and legal entities), to state authorities and to local self-government bodies.
To obtain an extract, you must submit the following documents:
- an application for issuing an extract indicating the main characteristics, such as area, location, and the intended use of the object;
- a copy of the passport and identification code;
- a copy of the certificate of state registration and a certificate from the statistics office (for a legal entity);
- a copy of the title document.
