How to find out the cadastral number of a land plot
With the entry into force of the Law of Ukraine “On the State Land Cadastre”, to confirm the right of ownership of land the owner must present an Extract from the State Land Cadastre. Only with such an extract are notaries permitted to certify transactions for the alienation of land plots or when arranging inheritance. Extract from the land cadastre is required when entering data into the State Register of Property Rights to immovable property. From it one can learn about any restrictions on land use. The extract can be presented by the owner to a prospective buyer or tenant as proof of ownership.
Extract from the State Land Cadastre consolidates all the information contained in the Land Book, namely: the cadastral number, coordinates of the plot location, its boundaries and area, existence of encumbrances, and the designated purpose.
To obtain an extract you should apply with a request to the territorial body of the State Land Committee of Ukraine. The following documents are attached to the application:
- copy of the passport and identification code;
- copy of the certificate of state registration and the certificate from the statistics office (for a legal entity);
- copy of the title document.
A refusal to provide an extract may be issued if the requested information is missing from the cadastre or if the application is submitted by an unauthorized person. If a land plot has not been assigned a cadastral number, then information about such a plot is absent from the land cadastre. Before obtaining an extract in this case it is necessary to carry out the procedure of registering the land plot and assigning a cadastral number.
Only the person who holds a real right to the land may apply to the relevant authority to obtain information from the documents on the basis of which entries were made in the Land Book.
