The primary task of the land and land plot valuation service is to determine the real value of a specific land plot, taking into account its physical characteristics and constraints, as well as its location.
This type of service is provided when entering into various types of civil-law transactions. An expert valuation is a document prepared by an independent expert in the form of a report. This document must contain information about the plot, as well as data from the analysis of the land market in the relevant region. The value of the land plot is determined as a result of such analysis.
Expert valuation should be conducted in the following cases:
- mortgaging the plot;
- insurance of land plots or their disposal (in case they are in communal or state ownership);
- determining losses to land users or owners (if this action is provided for by contract or law);
- the value of land plots must be determined during bankruptcy, liquidation or reorganization procedures of an enterprise (company) with communal or state-owned property;
- based on a court decision;
- if land plots that belong to state or communal ownership are contributed to the company’s charter capital;
- if the data on the plot’s value need to be reflected in the financial statements.
Documents that must be provided for carrying out an expert (monetary) valuation of land plots:
- owner’s identification code and passport;
- certificate of ownership, state act of ownership for the plot subject to expert valuation;
- information on any existing restrictions or encumbrances on the use of the land plot.
Keep in mind: to determine the amount of state duty when concluding exchange agreements, gifts or when inheriting land plots, the normative monetary valuation is used.
